Stage 1
Conceptual & Developed
Design + Planning
Every element of your design can influence your council’s decision and often, it’s the smallest detail that determines whether an application is approved or rejected. That’s why we treat architectural design and town planning as a fully integrated process.
We’ll work closely with you to shape a design that reflects your vision while aligning with local planning policy. Throughout, we regularly review your brief, refining the proposal to ensure it’s both achievable and approval ready.
Once your application is submitted, we liaise directly with planning officers to address any concerns and provide the clarity they need to feel confident in granting consent. For more complex projects, we may recommend a pre-application submission giving us the opportunity to incorporate early feedback and strengthen the proposal ahead of a full application.

Stage 2
Technical Design + Building Regulations
Once your planning application is approved, we’ll move into the technical design stage where your vision begins its transformation into a fully buildable project.
You’ll receive a comprehensive set of building regulations, tender, and construction drawings, complete with detailed specifications for all materials and components permanently connected to the structure. This includes doors, windows, lighting, sockets, radiators, flooring, tiles, and kitchen and bathroom fixtures.
To help you visualise the final outcome, we’ll also provide a 3D walkthrough model of your project accessible on your phone, tablet, or computer so you can explore the space and ensure every detail reflects your expectations before construction begins.

Contract Administration + Construction Inspection
Once your project is ready for tender, we’ll prepare a full set of construction drawings and specifications to share with builders of your choice. While we don’t provide or appoint contractors directly, we’re happy to support you during the selection process by helping you assess quotes and clarify requirements.
After you've chosen your builder, we’ll provide them with all the necessary technical information, including construction drawings, material specifications, and any relevant details needed to carry out the build accurately.
Although construction can be unpredictable, we’ll remain involved by offering periodic site visits, assisting with design-related queries, and helping ensure the build aligns with the original intent. Our role is to support you through the process, helping you avoid unnecessary delays or complications and giving you peace of mind as your project comes to life.
