Stage 1

Conceptual & Developed
Design + Planning

Every detail of a design can influence your council’s decision, and even small points can make the difference between approval and refusal. That’s why we treat design and planning as one seamless process. We’ll work with you to create a design that reflects your vision while meeting local policy, reviewing and refining it so it’s realistic and ready for approval. Once submitted, we handle all communication with planning officers, giving them the clarity they need to grant consent. For more complex projects, we may suggest a pre-application to gather early feedback and strengthen your proposal before the full submission.
Stage 2

Technical Design + Building Regulations

Once your planning application is approved, we move into the technical design stage where ideas turn into a fully buildable project. At this point, we prepare detailed drawings and specifications covering everything from windows and doors to lighting, heating, flooring and fixtures. These documents guide both Building Regulations approval and accurate builder pricing. To help you picture the result, we also provide a 3D walkthrough you can view on your phone, tablet or computer, so you can explore your new space and be confident every detail is right before construction begins.
Stage 3

Contract Administration + Construction​ Inspection

When your project is ready for tender, we’ll prepare a complete set of drawings and specifications to share with your chosen builders. While we don’t appoint contractors directly, we’ll guide you through the selection process by reviewing quotes and clarifying requirements so you can make an informed choice. Once a builder is appointed, they’ll have all the technical information needed to deliver the work accurately. Construction can be unpredictable, but we stay involved with site visits, advice, and design support to keep the build on track. Our role is to safeguard your vision, reduce risks, and give you peace of mind as your home takes shape.

RIBA PLAN OF WORK

The RIBA Plan of Work is the recognised framework architects follow to deliver building projects in the UK. It sets out eight stages, from the very first discussions about your aims and budget through to design, planning, technical drawings, construction, and use once you’ve moved in. By following this structured process, we ensure your project is carefully planned, well-coordinated, and delivered to a professional standard. For you as a homeowner, it provides clarity and peace of mind at every step, so you always know what’s happening, what comes next, and what to expect from us.

Preparation Briefing

We look at your home/ site, gather measurements, discuss budget, programme

Design

Ideas take shape. We explore look, flow, daylight and cost implications.

Coordination

The design is developed. If planning
permission is needed, we prepare and submit it here.

Technical
Design

Detailed drawings and specifications so a
builder knows what to price and build.
